Rental Yield Calculator
Gross yield, net yield and cash flow — each labelled, from your numbers.
com.ibrahimtxy.kiragetirisi · House & Home
Gross yield — annual rent over price — is the figure in the listing; it leaves out vacancy, fees, running and buying costs and the mortgage. This calculator names each step: net yield before the mortgage (cap rate), then cash flow and cash-on-cash return after it.
These are PROJECTIONS from the numbers you enter, not investment advice and not a valuation. Rent, vacancy, interest, tax and maintenance are assumptions; a real property can behave very differently. Get professional advice before you buy.
What it does
- Itemised costs (tax, insurance, HOA, repairs, utilities) and per-unit rents for multi-unit buildings
- Buying costs, vacancy and the mortgage are included; you enter every rate yourself
- Net yield (cap rate), cash-on-cash, ROI, DSCR, GRM, price per door and payback, each shown separately
- What-if sliders for rent, price and rate; the highest offer that still meets your target net yield
- Short-let with break-even occupancy, fix-and-flip, BRRRR refinance and wholesale analysis
- IRR and a 1, 3, 5, 10, 20 and 30-year value and cash-flow projection
- Compare two or three properties side by side and check each against your own purchase criteria
- Two currencies are flagged: cash differences stay blank (no invented exchange rate), yields still compare
- PDF or Word report with your logo, name, company and contact; the calculation itself is always free
- CSV export for Excel, a result you can share as text and a glossary of 31 real estate terms
How you set it up
Add a property — say “Purchase 250,000 · rent 1,150 / month” — step by step or with every field on one screen; your own default values fill each new one. It works offline; only the free tier's ads need a connection.
Who it is for
Buy-to-let, short-let and flip investors comparing two or three properties before they commit.
What it does not do
- It gives no professional advice and makes no decision for you — it shows you your own numbers.
- It asks for no account. No sign-up, no password.
- The developer collects no personal data: no analytics, no crash reporting, no server. The email address and phone number you type leave the phone only inside a PDF or Word file you choose to share. Google's ad SDK collects IP, interactions, diagnostics and device IDs.
- The free tier shows Google AdMob ads: a bottom banner, rewarded ads you start yourself and an “Ad”-labelled card inside the list; no full-screen ads between pages or on launch. Paid members see no ads and no ad request is made.
Version history
0.7.0 (2026-10-28)
- Simpler ads: no full-screen ads between pages or when the app opens; only the bottom banner, the “Ad”-labelled card and rewarded ads you start yourself remain.
- If a rewarded ad can't load, the reward is given without an ad once every 7 days; after that the screen says so plainly.
0.6.0 (2026-10-27)
- New: compare up to three properties side by side and check each against your own purchase criteria.
- New: ROI, DSCR, GRM, price per door, itemised costs and per-unit rents; what-if sliders and the highest offer that meets your target net yield.
- New: short-let, fix-and-flip, BRRRR and wholesale analysis; IRR and a 30-year projection.
- New: PDF or Word report with your logo and contact details, CSV export, sharing, a glossary and step-by-step entry.
0.5.0 (2026-10-09)
- Tap a locked feature's note for an optional rewarded ad that unlocks it; skip it and the lock stays.
- The in-app privacy policy now matches the published version.
0.4.0 (2026-10-03)
- Compare: the currency warning has its own title; long-label fields use the full width.
- Results of your actions now always appear above the ad strip.
- The review card says when it was never marked; marking it confirms.
- A late-loading ad card no longer shifts the screen (no accidental taps).
- Updated the ads library.
- Changing the language keeps you on the same tab.
- With paid membership the ads SDK no longer starts at launch.
- No full-screen ad loads when memory is low (crash fix).
Permissions
| Permission | Why |
|---|---|
ACCESS_NETWORK_STATE | So the ad library can see the connection state. Your entries do not use the network. |
INTERNET | For ads ONLY. Your entries never leave the device and the app has no server of its own. |
POST_NOTIFICATIONS | To remind you about the dates and reminders you set yourself. |
READ_BASIC_PHONE_STATE | So the ads library can tell Wi-Fi from mobile data. It grants no access to your phone number, IMEI or call log; the app does not declare it, the ads library adds it. |
RECEIVE_BOOT_COMPLETED | So your reminders keep working after the phone restarts. |
VIBRATE | To vibrate when a notification arrives. |
WAKE_LOCK | So the phone does not fall asleep in the middle of a check. The app does not ask for this itself; the background work library (Android Jetpack WorkManager) adds it. |
BILLING | So you can buy a paid membership through Google Play. The app does not declare this permission itself; the Google Play Billing library adds it. Your payment details (card, address, invoice) never reach the app and are never seen or stored by it — Google Play takes the payment. All the app learns is whether your membership is active. |
AD_ID | Ads in the free tier are served by Google AdMob, which may read the device advertising ID (AAID). The app does not declare this permission itself; the ads library adds it. Paid members make no ad request at all. You can reset or delete the ID in Settings › Google › Ads. |
